Calling the iconic building in Federal Way the “former Weyerhaeuser building” is technically accurate, but the property’s current owner has wanted to mute that moniker for months.
Now, at least according to related marketing materials, the building has a new name: The Greenline.
Industrial Realty Group, which purchased the five-story building and the 425 acres it sits on in February, is marketing the property at 33663 Weyerhaeuser Way to potential commercial and light industrial tenants. Scrubbing the name of its former corporate tenant, which completed its headquarters move to Seattle on Monday, is part of that effort.
“The name ‘The Greenline’ acknowledges the architectural elements that can be seen throughout the exterior of the building as well as the ivy that covers each of its long, horizontal levels,” wrote IRG marketing specialist Lauren Crumrine in an email. “It’s iconic, and we wanted a name that represented that both concisely and clearly.”
IRG’s marketing efforts have already drawn two identified companies, a development strongly opposed by nearby residents: Orca Bay Seafoods and Preferred Freezer, which would share space in a proposed 314,424-square-foot warehousing, distribution and processing center. They also requested a pre-application meeting, which was held on Sept. 1, for a 721,000-square-foot warehouse and office building, but no further information on that is available.
IRG is hoping the name-change will continue attracting interest to the verdant campus.
“The natural beauty of the site is one of the many features that make it so appealing to potential tenants,” Crumrine said.
A website for the property, greenline-nw.com, is live and contains marketing materials and an overview of the site plans.
Crumrine reiterated that IRG’s plan “continues to consist of leaving a vast majority of the total 425-acre property untouched,” specifically citing the lakefront property, the Pacific Bonsai Museum and the Rhododendron Species Botanical Garden as areas the company plans on leaving undisturbed.
“We are leaving the exterior of The Greenline and the vast majority of the property untouched,” said Tom Messmer, IRG’s vice president of special projects, in a press release. “We will continue to allow – and encourage – public access to the trails, the meadow, the botanical gardens and the headquarters.”
Crumrine said the building name was aided by creative consultants from Washington state.
“We wanted to involve expert local partners to assist in developing an effective brand to best reach top national and international tenants, with the intent to both expand tax revenue to Federal Way and provide hundreds of well-paying jobs for the community; our highest objective for the site,” she said.
