Construction underway for 233-unit development near West Hylebos Wetlands

Residential units along with commercial spaces to come.

An ambitious 10-building mixed use development is in the works at 1st Avenue South and South 348th Street, with plans for 233 residential units, commercial retail space and 450 parking spaces for the roughly 8-acre property.

The project has cleared design and review hurdles and is currently under construction. Auburn-based X Marks The Spot LLC is the owner, and Tacoma-based Graves + Associates is the architect for the project.

The project will include a parking garage, according to an architectural design, and nine multi-story residential buildings. There will also be a stand-alone retail and commercial building.

The development is at the southeast corner of the South 348th Street and 1st Avenue South intersection, across the street from WinCo Foods and just a short walk from Panther Lake Elementary. It borders the northwest boundaries of the West Hylebos Wetlands Park.

According to a city report on the project, the development includes 18 studio units, 150 one-bedroom units and 65 two-bedroom units. Public open spaces will include a playground, BBQ area, pedestrian plazas and an overlook area.
