I was very disappointed to read your mailing yesterday. I found it full of half-truths, lies and opinions printed as facts.

But most discouraging was that nothing in the two-page letter addressed the issue. Nothing! You should be embarrassed.

The only issue to consider is this one: “Is there a course of events that could adversely affect the value of my home?”

Not in one place in your letter is this addressed. Nowhere, and this is the only thing I care about.

This is the only thing to determine. The Twin Lakes HOA board recognized the possibility, and they have a fiduciary responsibility to bring this to the attention of every homeowner.

I cannot predict the future, and no one can. There is uncertainty around the issue. If Twin Lakes Country Club became a public golf course, could that affect the value of my home? Maybe.

If the golf course was eventually sold to a developer, could that affect the value of my home? Most assuredly. What are the chances this could happen? I do not know, but neither does anyone else. People have opinions, but that is all they are, they are not facts.

If the value of my home declined by 10 percent, I lose about $35,000. Every homeowner would lose at least $20,000. This is a risk that is unacceptable. I view the $300 annual dues increase as insurance. An extremely cheap insurance that may prevent this type of decline. Again, there is no certainty it will be the long-term solution, but while Twin Lakes Golf and Country Club stays a private country club, we will not face the possibility of a property value decline due to losing the designation as a “country club community.”

I compare the dues increase to homeowners insurance. I spend more than $1,000 annually for fire insurance to protect me against something that is a really remote occurrence, probably less than one-twentieth of 1 percent. The likelihood of a course of events occurring that could damage the value of my home is higher by a staggering factor. $300 is really incredibly cheap insurance.

I expect you are so close-minded you would not consider forwarding opposing opinions. I remind you again that none of the above was included in your letter, and it is absolutely the only issue we face as a community.
